Selling real estate has a lot to do with knowing people who are selling and buying and about the market. Being a real estate agent is opening a small business. You provide a service for people buying or selling real estate but you have to run your life much like a business. Most people shop for homes on weekends. If you dont work a weekend, you can miss out on sales. My point is that the really successful real estate agents work when everybody else has gone home for the evening.

California: If you have an improvement to your house that is permitted, the value of the property is reassessed based on the approximated value of the improvement. This increases your property taxes.

But, if you go to sell the house, those improvements are included in the appraised value of the house. If you dont get the required permits, you can sell the house.

But, you must disclose that the improvements were not permitted. When an appraiser does an initial investigation into the property, he checks the property description on the tax records. When the title company did the title search, they found all of the permits that had been submitted to the county and could not find anything for the bedroom addition. He said he never did pull permits and that you didnt need to in California.

At first, the agent balked, saying that his client would not agree to a lower price. And, he wouldnt get what he was originally asking for, anyway.

So, he might as well sell it to me. The seller still balked, but the agents panicked. Last year, I completely remodeled the house and everything is correctly permitted now. That involves inspections that could result in having to tear up walls and stuff for the inspector to verify that things were done correctly and to code. Turns out the bathroom in the studio was not permitted. So, the county made him put concrete down the sewer drain for the toilet to ensure that no one would ever use it. Even in the hot market two years ago, it took almost a year to sell that house. California then you can attend the one weekend class that will give you hints and tips on how to pass the California real estate exam.

In some states like Illinois that is not the case and an attorney is needed for a closing. An attorney would handle drafting the transfer deed and any other transfer documents needed as well work with title company to close the transaction.

You cant have a market in your house like you can in most countries. It sounds like you want to have a classic latin mini mercado. Commercial real estate is a whole different ballgame. You need to know someone who knows what they are doing. The best advice you will get is contact a local COMMERCIAL real estate agent. Make sure he does ONLY commercial. Agents who claim to do both really are residential agents that do commercial every once in while usually. The agent will search MUCH more efficiently than you could. The only issue with that is he may not show you as many properties that the commission is not as high. OR Contact a large commercial property manager and see what they have available.

The problem with this is that they will pro Commercial real estate is a whole different ballgame. You will probably not find any site that your looking for because of the nature of commercial property.
